Beach Green Dunes II is in affordable multi-family passive house project in the Edgemere neighborhood of Far Rockaway, New York. As a result of Hurricane Sandy, resilient and sustainable building has come to the forefront in this part of Queens. INTUS Windows’ long life cycle, strong structural ratings, and excellence attributes for coastal buildings will ensure this building can withstand the region’s extreme weather. The mixed-income project has INTUS AW rated Arcade double pane steel reinforced casement polymer windows. Building II is the largest building in the U.S. to achieve PHIUS certification! 

 

More sustainable and passive components include an insulated concrete form construction for exterior walls to help create an airtight structure. “A rooftop solar photovoltaic system provides a significant portion of the energy used at the site, and energy-efficient central air and heating as well as energy recovery ventilation systems in each unit provide increased comfort and reduced costs for residents. The development also features green roofs and terraces with native species plantings and bioswales to help retain stormwater runoff and provide on-site irrigation.” – Affordable Housing Finance

 

New York City contributed the beachfront land and the $32.6 million development was financed by the New York City Housing Development Corporation and Department of Housing Preservation and Development’s Mixed Income Program. Beach Green Dunes was one of the earliest projects to benefit from a sub-50 bifurcated structure, so the low-income units were financed with tax-exempt private-activity bonds and 4% low-income housing tax credits. This educing the volume cap needed to meet the 50% test. “It allowed us to save on volume cap, which is a vital and scarce resource, and allowed us to stretch those dollars further,” adds Anthony Richardson, HDC executive vice president of development.
